Outer Banks Owner Services A Division of OBX NC Associates Inspection Report (Sample) Mr & Mrs XXXXXXX, We inspected your house (XXXX S. Virginia Dare Trail) today (07-26-08 - 10:15 AM), and during our Inspection the following issues were noted: 1. There appears to have been an attempt to open the back ground floor sliding glass door from the outside, but the locking mechanism held and no one gained entry. The locking mechanism was loose, so we adjusted the lock and tightened the screws holding the locking mechanism in place. There are other signs of attempted entry and trespassing, which are mentioned below. As per our telephone conversation, we notified the local Police Department of the attempted entry and trespassing.
2. The Shower Door in the pool area next to the Hot Tub was pulled from it's hinges and needs to be reinstalled.
3. The screen door to the back top deck sliding glass door was pulled from it's track, but not damaged. We placed the screen door back in it's tracks and it is working properly.
4. There are signs of water damage to the wood paneling in the North East corner of the ground floor game room. It appears as if this happened when the carpet was cleaned last week. The carpet was not wet at the time of our inspection today. As per our 11-14-07 telephone conversation, you will handle this issue with your carpet cleaning company next week.
5. There appears to be a leak in one corner of the skylight, which has also damaged the ceiling just below the skylight, located on the top floor over the living room. As per your 11-14-07 request, we will meet the roofing contractor in the morning, open the door for them, and then stay with them while they need access to the inside of your house. We will also provide you with before and after photographs of the work performed.
6. The receptacle cover in the second floor S. W. Bedroom is damaged, creating a safety hazard.
7. All of the air filters in the house also need to be replaced. As per our 7-26-08 conversation, we will purchase and replace the receptacle cover and air filters for you.
During our Inspection we discovered your two large trash cans sitting beside the road in front of your house, which were empty, and we placed them back under your front deck. Your house appears to have been recently cleaned, and a note on the door, which we have removed, indicates that your Pool and Hot Tub were Winterized by your pool cleaning company. As per your request, we have reset the timers for the lamps in your bedroom and living room, and set the AC on seventy eight degrees. The next Inspection of your house is scheduled for 02 August 2008. If you have any questions, please contact us at any time, 252-207-4843 or OBXNCAssoc@oal.com .
